HMO Checks
Landlords should ensure that the electrical installation is safe to use. The
Landlord and Tenant Act 1985 and House in Multiple Occupation (HMO) regulations
(from April 2006) requires landlords to ensure the electrical installation is
safe when the tenancy begins, and that it is maintained in a safe condition
throughout that tenancy.
The only way of ensuring electrical safety is to have a Periodic Inspection and
Test on the property. The Periodic is comprehensive, detailed and thorough. It
is an industry standard - to BS7671 and can be likened to an M.O.T on the
electrical installation.
Qualified Inspection and Testing Engineer who are certified
and who hold a minimum of City & Guilds 2380 - Relevant Wiring
Regulations and 2391 - Inspection, Testing and Certification of Electrical
Installations.
All Work must be certified to current BS7671 Electrical Installation Regulations
